Prendos was engaged to complete a review of outstanding maintenance items at a purpose built car showrooms and workshop facility, built in 2007. The main objective was to identify works required to the building fabric within the next 12 months.
Prendos was then retained by the property’s landlord to complete a review of the property's maintenance and statutory issues. This involved a visual inspection of the building and a review of relevant documentation, including the responsibilities for maintenance under the lease.
We provided the client with a planned preventive maintenance programme which enabled them to predict and manage future maintenance expenditure. Maintenance works could then be planned in advance, causing minimum disruption to existing operations. Packages of work could also be grouped and competitively tendered more quickly, achieving both economies of scale and cost savings.
By taking a proactive approach to the maintenance of the building the landlord gave the tenant confidence to renew their lease. This resulted in the tenant making a substantial investment in the property, adding value and securing a long-term commitment for the landlord.
